Water Back-up
One of the trickiest parts of Indiana home insurance is water damage. Water has the potential to cause damage to your home in a number of different ways, some of which are covered under every Indiana home insurance policy. Some coverages, however, need to be added to the homeowners policy by an Independent Agent who understands the standard policy and its limitations. This is called adding an endorsement.
There are hundreds of different ways to endorse your everyday, run-of-the-mill homeowners policy. One of the most important, basic, and (sadly) most commonly neglected endorsements is the Water Back-Up of Sewers and Drains Endorsement.
This endorsement adds coverage for your home and personal property in the event that:
1. Water backs up into your house through a sewer or drain.
2. Water overflows from a sump (even if it is because a sump pump breaks down).
This endorsement will not cover your home or property in the event of a flood (you need a Flood Policy for that), but think of all the times that you or someone you know has had water standing in a basement, or come up through the bathtub.
A friend of mine (who has his insurance elsewhere) just had the sewer back up in his bathtubs, and it cost him a couple of hundred dollars to have it cleaned up.
On the other end of that spectrum, I talked with a man a few months ago (also insured with someone else) when the sewer backed up five feet deep in his basement.
These men had three things in common: they both had sewage where it doesn’t belong, they both didn’t have coverage for it, and they were both very, very unhappy.
A regular, everyday Indiana Homeowner's Policy is a good start, and is better than nothing, but it is not complete until it has passed through the hands of a competent, qualified, independent agent. If you are not confident that your home is safe from this peril or others like it, call us today.
